Finally, we are hearing some postive news about home sales!   Definitely, we have seen an increase in showing activity as well as actual buyer contracts.  There are now some economists projecting light at the end of the tunnel and  good predictions for year end or into next year.  For those who have been waiting out the right time to sell, now may be the perfect time to get the home ready at a minimal cost.   It is a well known fact that houses that look fresh and attractive or have good curb appeal sell faster and bring a better price.

Here are some "cheap tricks" listed in Money Magazine for boosting the sales appeal of any home:

Buy a new mailbox, house numbers, doorbell or door knocker - $200

Green the grass with nitrogen-rich fertilizer, depending on lawn size - $50 to $200

Edge and mulch flowerbeds, depending on number of beds - $300 to $600

Replace the bathroom faucet - $300

Install beadboard over dated bathroom tile - $800 to $1,000

New paint, if done yourself - $60 to $100 per room

Replace switch plates and outlet covers - 50 cents each

Install stone tile over existing Formica countertops - $500 to $1,000

These are just some of the ideas that will help "stage" any age home.   Also, home improvements should be done with "resale value" in mind so as not to over-improve the property in comparison to neighboring homes. If the budget is tight, a good spring cleaning and fresh paint may be just what the home needs - giving the look and smell of "new."  Fresh flowers or plants will add color and life to any room at a minimal cost.

Now is the time to take inventory of your home if indeed you are considering a future sale.  Be creative in making some changes that will show off the best features the home has to offer . . . .  the reasons you bought it in the first place!
