Some sellers rarely have a clue why their home had no offers or simply hasn't sold.  In this market of extreme competition, many homes are in desperate need of "staging" - the quick de-cluttering, de-personalizing and redecorating of the home so that it appeals to a wide variety of house hunters.  Staging a house can cost a couple hundred dollars for a list of recommended do-it-yourself changes, to a couple thousand dollars for an actual home makeover.  However, a good realtor can make good recommendations at a mimimum cost to the seller which will get the property ready for marketing at a better price.  A "generic" home appeals to the largest number of people, so the idea is to get rid of the "museum" of family photo gallery, the collections, the books, the trophies, and all the personal "stuff."  Get rid of clutter and all the bold colors everywhere and minimize furniture to make rooms look more spacious.  A buyer must be able to visualize what the house can be to them, so it important for those special features of your home to be noticed as a focal point, and not the memorabilia.  There are many other great tips, but I can't give away all of my "secrets" here!
